At Kilian Immobiliengruppe (KIM), we have nearly five decades of experience in project, property, and portfolio development. We are familiar with all areas of real estate but focus primarily on project development and turnkey construction. Unlike many other project developers, we usually go the whole way from the idea to the finished building.

But across the decades of our existence, KIM has always stood for more than just numbers:

Fairness

We believe in being a reliable partner.

Flexibility

Our structures are lean and we respond quickly to changes in the market.

Sustainability

What we produce is evidence of our commitment to creating long-lasting buildings.

We

The construction industry is directly responsible for around 10% of global CO2 emissions, more than three times as much as air travel. And at the same time, people still need roofs over their heads.

We understand both and are looking for people who see eye-to-eye, so that we can work together to build a world that is ecologically and socially sustainable enough to remain livable.

Those who want to get ahead quickly go it alone. Those who want to go far work together. We think the same! But before we tread water, we get out and look for companions who want to travel a real path and make a difference. Who have goals. And the right ones.

We also make sure that our projects fit in with us. We know that our buildings leave their mark on places for a long time to come. They should be beneficial to the people for whom we build them.

That is why we also committed ourselves at the beginning of 2022, with our KIM-guideline.

Berliners

We are particularly fond of building in Berlin, because we have known this city for a long time and have helped shape the landscape and skyline. Even though the city is fast-moving, we know that a new building or even a new neighborhood means change for its inhabitants. From the first day of planning, we familiarize ourselves in detail with the place. Who lives and works there, what fits here, what doesn't? To find out, you have to talk to people. That's what we do. We hold dialogs with citizens and explain our projects publicly and transparently in political committees. We plan places where living, working, and much more come together. We believe this is the only way to avoid traffic and create a new quality of life—the "city of short distances" (15-minute city) becomes possible.

Partner

If there is one thing that has distinguished us as a company over our decades of existence, it is our partnerships. For us, they last beyond a project, often much longer.

In recent years, we have increasingly become a partner to the public sector. That was a conscious decision. Affordable housing, rent-reduced offices, and commercial spaces—if we can help to keep Berlin an inclusive city, we're happy to do so. It all started with the Pepita Courtyards and was followed by the Paulstern Quarters, which together provide more than 1,500 affordable rental apartments.

Another partnership with the state-owned WBM is the public welfare-oriented WIEWEIL project, which is creating mainly student apartments and substantial rent-reduced space for initiatives, associations, organizations, and companies.

Together with Berlinovo, we are currently building a social housing dormitory to offer people in precarious situations—including single mothers with children—a roof over their heads.

We are continuing on our partnership path.

Conversation

Berlin is diverse, the neighborhoods are, the people are. We like that. We remain curious. We get involved. That's why we have our discussion formats. Only when we exchange ideas with one another can we make Berlin better together. That's why we also organize the QUARTER TALKS, take part in the METROPOLIS TALKS, and have currently started a series of talks on WELLBEING AT WORK. A healthy workplace is important, as are functioning, pleasant neighborhoods and a city as a whole in which we enjoy living. All of our projects should be sustainable in a holistic sense: environmentally, socially, personally. When we talk about this, we ourselves learn and become better—and so do our projects.
